More Than Housing: Building the Support Students Need to Succeed
Axcess Studios What Makes Us Stand Out

As the fall semester approaches, students are preparing to return to campuses across the country, but for thousands, the most pressing concern isn’t textbooks or tuition. It’s finding a place to live.

The student housing crisis continues to grow, especially at Historically Black Colleges and Universities (HBCUs) and under-resourced institutions. Dorms are full. Waitlists are long. And many students, those with the fewest financial resources, are left without safe, stable housing at the very start of their academic journey.

At Student Housing of America (SHA), we believe housing is just the beginning. What students need is stability, support, and opportunity. That’s what we build.

Why Housing Alone Isn’t Enough

While demand for student housing continues to rise preleasing across many universities has already exceeded 79% for fall 2025 the gap in access is widening. Students from low-income families, first-generation collegegoers, and those attending HBCUs often face additional barriers: outdated dorms, underfunded facilities, and high off-campus housing costs.

At the same time, many schools lack the infrastructure or capital to expand housing quickly, and federal resources are often limited, delayed, or redirected.

That’s why SHA exists.

SHA’s Mission: Supporting the Whole Student

SHA partners with HBCUs and mission-aligned institutions to provide affordable student housing paired with robust wraparound programming that supports students in every area of life:

  • Financial Assistance – Need-based grants and zero-interest loans through SHA’s H3 Initiative
  • Academic Support – Access to advising, tutoring, and success coaching
  • Career Development – Workforce training, employer partnerships, and resume building
  • Community Engagement – Peer mentoring, leadership opportunities, and life skills workshops

This model is not only more equitable, it’s more effective. Students housed in SHA-supported communities are more likely to persist, graduate, and transition successfully into the workforce.

The National Landscape

  • Nearly 1 in 2 students at two-year institutions and 1 in 3 at four-year colleges report housing insecurity
  • Demand for student housing is projected to require over 560,000 additional beds nationwide by 2031
  • Many HBCUs have seen enrollment increases of 15–30%, while housing capacity remains stagnant

This is not just a housing issue, it’s an access issue. And access to higher education must come with access to the resources needed to stay in school and succeed after graduation.

What We’re Building

SHA’s current and upcoming developments, including The Cadence at Southern University and The Scene at Sand Hill near Albany State University, are real-world examples of what’s possible:

  • Thoughtfully designed, affordable housing
  • Deep collaboration with institutional partners
  • Supportive, student-first environments
  • Programs that create measurable outcomes for students and institutions alike

We’re not just solving a crisis, we’re designing a smarter, more inclusive future for higher education.

A Moment of Opportunity

This moment calls for more than short-term solutions. It calls for lasting partnerships and bold strategies that recognize the connection between where a student lives and how far they go.

SHA is ready with the model, the momentum, and the mission. We invite colleges, investors, funders, and community partners to join us in building the next generation of student housing: purpose-built, equity-driven, and centered on success.

More Than Housing. A Launchpad for Opportunity.
